My wife and I thought the cost estimate was high, but Sheena (and her partner, Emily) ensured us that in this hot market, there's a good chance we'll get offers that exceed the cost estmate/asking price. (The two other market value assessments we received were lower.) They ended up being correct. They negotiated well with the offerors (we were selling a rental property with an occupied apartment), and were able to get them to agree the apartment doesn't need to be vacated by closing; this was a major victory.
