Housing Market Update: April 2024 Sales

The latest sales numbers for our local real estate market reveal notable shifts and trends. Comparing this April to the same period last year, an overall increase in average sale prices can be observed, particularly in Acton and Carlisle, where values have surged by over 20%. Similarly, median house prices have shown significant appreciation, with Westford and Winchester experiencing upticks of over 10%, while Acton has seen an exceptional 50% increase.

The pace of the market has also accelerated, evidenced by a considerable reduction in days-to-offer metrics - halved compared to last year in areas such as Bedford and Arlington. It is particularly encouraging to see an increase in home transactions this April, with a notable 30% increase compared to April 2023 in Concord. This uptick suggests a revitalized interest in the housing market, with sellers demonstrating confidence and readiness to capitalize on opportunities presented by the limited inventory in all our towns.

We are looking forward with optimism as on-market listings show year-on-year growth as we transition into May, which is welcome news for buyers. However, it's important to acknowledge the continued trend of homes selling above list price, with the percentage overage increasing in areas like Acton, Bedford, and Boxborough.
