The real estate market in Boston’s northwest suburbs kicked off 2025 with notable price increases in several towns. Winchester saw list prices rise by more than 20% compared to the previous year, while Westford experienced a remarkable 47% jump. Sale prices followed suit, with Lexington up 10%, Winchester climbing 25%, and Westford surging by 46% vs. January 2024. Bedford and Concord saw declines in pricing, however with very few listings in these towns last January, it’s difficult to draw clear conclusions from the data.
Buyer activity showed mixed results when it came to time on the market. Lexington homes moved much faster in January 2025, with days to offer down by 60%, while Bedford saw an increase of over 50%. The overall number of homes sold increased significantly—Acton’s sales were up 60%, and Bedford and Concord both saw sales more than double compared to January 2024.
