Should You Pause Your Home Search This Summer?

Spring is generally viewed as the busiest season in real estate, while summer is perceived to be a time when the housing market slows right down as attention shifts to other things. With vacations, camps, and long weekends filling the calendar, some buyers choose to put their home search on hold until the fall.

In many towns and cities northwest of Boston, however, the market remains active through June and early July. New listings continue to come to market, and buyers are still actively searching. Rather than viewing summer as an off-season, it may be more helpful to think of it as a different market with a different set of opportunities.

Less Competition Can Create Opportunities

One of the biggest advantages of staying active during the summer months is that there may be less competition. While serious buyers are still searching, some prospective purchasers choose to put their plans on hold until after vacations or the start of the school year. Fewer active buyers can mean fewer competing offers on some properties and a less stressful experience overall.

There's Still Time to Make a Move

For buyers hoping to move before the next school year begins, summer can still be an important window of opportunity. In many communities, schools remain in session through much of June, and buyers who make offers in June or even July can often complete a move before September. Rather than waiting until fall, some buyers find that staying active during the summer gives them more options while still allowing plenty of time to settle into a new home before school starts.

Take a Second Look at Existing Inventory

Summer can also offer a wider range of inventory than many buyers expect. New homes continue to come on the market throughout June, July, and August, and buyers who remain engaged may have access to opportunities that others miss. In addition, homes that were listed earlier in the spring and remain available may deserve a second look. While there may be perfectly good reasons why a property has not sold, some sellers become more flexible as the summer progresses, creating opportunities for buyers to negotiate on price, closing dates, or other terms.

That said, summer is not automatically the best time to buy. Every market is different, and every buyer's circumstances are unique. Well-priced homes in desirable locations can still attract significant interest and sell quickly. The key is understanding that summer often operates differently from the spring market.
