Housing Market Review: September 2026 | Boston's Northwest Suburbs

With fall underway, September’s closed sales offer a useful look at the market heading into the final months of the year. Across the towns we track each month, the numbers continue to show significant differences from one community to the next, but one message stands out: buyers are still responding to homes they perceive as offering good value, making accurate pricing from the outset increasingly important. It’s also worth remembering that September closings largely reflect offers made during the later summer months, rather than the fall market activity we are seeing today.

 

 

  

Getting the Price Right From the Start

Sale-to-list price ratios provide some of the clearest evidence of a selective market. Single-family homes in Concord sold for an average of 103% of asking price in September, while Acton averaged 102%. Homes in Bedford, Stoneham, Westford and Winchester averaged 100% of asking, while Lexington came in at 98% and Boxborough at 97%. What we’re seeing is that buyers will compete when they see value, but sellers can’t necessarily count on the market correcting an ambitious asking price. Starting too high can mean losing valuable early momentum and chasing the market with subsequent price adjustments. With a shorter fall selling season, there is also less time to make up that lost ground.

 

 

 

Price Trends Need Local Context

Average sale prices moved in very different directions depending on the town, reinforcing why headline price changes need to be viewed in context. In Westford, the average single-family sale price increased 37% year over year and the median rose 34%, alongside twice as many closed sales as last September. In Bedford, however, the average increased 21% while the median was essentially unchanged. And in Concord, the average sale price declined 17%, while the median actually increased 2%. These differences are an important reminder that monthly averages can be heavily influenced by the particular mix of homes that sold and don’t necessarily represent an equivalent change in individual home values.

 

 

Market Pace Remains Mixed

Days to Offer tell a similarly varied story. Homes received offers faster than last September in Acton, where the average fell from 34 to 25 days; Bedford, from 27 to 22; Concord, from 71 to 41; and Westford, from 29 to 26. At the same time, Lexington, Stoneham, Winchester and Boxborough took longer to secure offers than they did a year ago. Rather than pointing to a broad slowdown, the almost even split reinforces how differently individual markets and properties are performing.

 

 

 

 

Sales Activity Varies by Town

The number of closed sales was equally mixed. Westford was a standout, with 22 single-family sales compared with 11 last September. Concord and Stoneham also recorded slightly more sales, while fewer homes changed hands in Acton, Lexington and Winchester. Condo sales, while a much smaller part of the housing stock in many of our markets, generally reinforce the same picture. Results varied considerably by town and property type, with Westford condos, for example, receiving offers in an average of 21 days compared with 40 last September.

As we move further into the fall market, September’s numbers reinforce why getting the details right matters. Market conditions can vary not only from one town to the next, but by price point, property type and even from one home to another. For sellers, that makes an accurate pricing strategy from the very beginning particularly important in a season when there is less time to adjust course. For buyers, it means being prepared to move decisively when the right home comes along, because well-priced properties can still attract strong competition even in a more selective market.
