Housing Market Update - December 2024

While everyone else was busy wrapping presents, real estate agents were wrapping up a challenging year—and December brought some interesting market dynamics to close out 2024. Sale prices varied across towns, with notable drops of around 20% in Acton and Lexington compared to last December. In Concord, however, prices soared 40%. Despite the fluctuations, homes sold for close to 100% of their list price across the board, suggesting that sellers are pricing their properties realistically in line with market conditions.

Another interesting trend is the drop in days on market. In Westford, for example, homes sold over 30% faster than in December 2023, reinforcing the notion that well-priced homes are finding buyers quickly. Additionally, the number of homes sold increased in most towns, with Winchester leading the way—sales there nearly doubled compared to last year! This surge in end-of-year activity shows that buyers were eager to make their moves before the calendar flipped.

Looking ahead to 2025, inventory is starting low. The year-end sales rush has left the number of homes on the market more than halved in towns like Acton and Westford compared to January 1, 2024. However, our agents are already seeing signs of a busy start to the new year, with strong buyer and seller interest shaping up for January.
